Do not mistake the discount for free equity

The council places an incremental purchase charge equal to the discount. It reduces under the scheme rules if conditions are followed. Selling, letting or subletting needs council agreement, and an outstanding charge may have to be repaid. You must arrange finance separately and become responsible for repairs and insurance.

Property exclusions matter. Ordinary apartments, purpose-built elderly housing, Traveller group housing, movable homes and Part V transfers are among the categories excluded from this existing-house scheme. Apartments have a separate designated-complex scheme.
